  15 - BUILT-IN APPLIANCES AND SYSTEMS

15.1 The Inspector shall observe and operate the basic functions of the following using normal operating controls:

  1. Installed dishwasher, through a normal cycle.
  2. Range, cook top and installed oven.
  3. Garbage disposal.
  4. Ventilation equipment or range hood.

15.2 The Inspector is NOT required to evaluate:

  1. Trash compactor (unless mandated by State requirement). 
  2. Installed microwave ovens or microwave leakage (unless mandated by State requirement).
  3. Built-in or other refrigerator and any associated water connections.
  4. Refrigeration units that are not installed.
  5. Clocks, timers, self-cleaning oven function, or thermostats for calibration or automatic characteristics of operation.
  6. Appliances that are not built-in; such as, washers, dryers, toaster, icemaker, coffee maker, can-opener, blender, instant hot water dispenser, or any other similar small, ancillary or non-built-in appliance.

15.3 The Inspector is NOT required to evaluate:

  1. Appliances that are in use or that contain owner items (such as dishwashers).
  2. Any system, component, or appliance that does not respond to normal user controls.
  3. Any system, component, or appliance that requires use of special codes, keys, combinations, or devices.
  4. Solar heating systems.
  5. Geothermal systems.
  6. Saunas
  7. Swimming pools.
  8. Tennis courts.
  9. Piers and docks.
  10. Boathouses.
  11. Waterfront bulkheads.
  12. Cabanas.
  13. Cottages/guest houses.
  14. Private water supply system.
  15. Private wastewater analysis and system.
  16. Satellite dish systems.
